If you are watching the Murfreesboro TN housing market, you have probably seen different sites describe it in different ways. One says cooling, another gives a score, a third gives a supply number. Here is what each source shows, what the numbers mean, and where they do not line up.
A quick note on geography. Murfreesboro is in Rutherford County, not Williamson County. I work with buyers and sellers across Middle Tennessee, so I pay attention to it alongside the I-65 corridor markets.

Redfin publishes the most detailed numbers I have for the city. These are rolling 3-month figures from the Redfin Data Center, with data as of 2026-09-30:
Months of supply is how long it would take to sell every active listing at the current pace of sales. Under 4 months generally favors sellers, 4 to 6 months is balanced, and over 6 months favors buyers. At 4.3 months, Murfreesboro sits just inside the balanced range by Redfin’s numbers.
The sale-to-list ratio of 98.9% means homes that sold, on average, closed a little under their list price. Median days on market of 65 tells you how long a typical sold home took from listing to going under contract or closing, depending on how the source counts it. Either way, it is a reminder that the typical home was not selling overnight in that period.
Zillow and Realtor.com measure things differently, so their readings are not a repeat of Redfin’s.
The Zillow Market Temperature Index for Murfreesboro reads 23 in the data I pulled from Zillow Research data. The same data shows the index down 22 over three months, and our data files label that trend as cooling. I do not have a separate as-of date for the Zillow reading, so check Zillow Research directly for the most recent figure.
For Rutherford County, Realtor.com Research data shows a hotness score of 36.4 out of 100. Again, I do not have an as-of date for that reading. I also will not tell you what a score of 36.4 means in plain terms, because that depends on how Realtor.com builds and scales its ranking. If the number matters to your decision, read their explanation of the score on their site.
The overall rating in our data files for Murfreesboro is “leans toward buyers.” You can see the numbers behind it on the Murfreesboro housing market data page.

They should not be expected to. Look at what we have:
Those are not contradictions so much as different measures. A supply number is a snapshot of inventory against sales pace. A temperature index and a trend label are about direction and momentum. A market can be balanced by one measure and still be moving in one direction.
This is why I lean on local data such as months of supply, days on market and sale-to-list ratio for the specific city, rather than national headlines. Conditions can differ a lot between cities, price ranges and neighborhoods. A price range under the city median, or a single subdivision, can behave differently from the citywide figures.
For context, Redfin’s Nashville metro figures for the 4 weeks ending 2026-10-18 were:
The time windows differ. Murfreesboro is a rolling 3 months through 2026-09-30, and the metro is a 4-week window, so I would not read too much into small gaps. Still, the metro’s months of supply of 5.4 is higher than Murfreesboro’s 4.3, and the metro’s sale-to-list ratio is lower than the city’s 98.9%. You can see the metro picture on the Nashville housing market data page, and the wider set on Market data for the I-65 corridor.
The 30-year fixed mortgage rate was 7.32% for the week of 2026-10-22, according to Freddie Mac via Freddie Mac 30-year mortgage rate (FRED). Nobody can reliably predict where rates go from here, so I would not build a plan around a guess in either direction.
A few practical points that hold no matter which source you trust:
If you are selling, the same data applies in reverse. Days on market and sale-to-list ratio are the numbers that show how pricing and negotiation have been playing out, and your own home’s price range and condition matter more than a citywide average.
