How to read the rating

Each city is rated from up to three independent sources, so one number can't tell the whole story:

  • Zillow's Market Temperature Index (main driver): built from listing views, price cuts and how quickly homes go pending.
  • Redfin's months of supply: how long it would take to sell every active listing at the current pace.
  • Realtor.com's county "hotness": how active the county is compared with counties nationwide.

The result is one of five levels: Seller's market, leans toward sellers, balanced, leans toward buyers, or buyer's market. "Mixed signals" means the sources disagree, and "Small market" means few listings, so the numbers can swing. Conditions vary by neighborhood and price range, so ask me how your area compares.

The numbers and charts update automatically each month from public sources, and each one shows its source and "as of" date. Conditions vary by neighborhood, price range and home type.
